Legal Question in Landlord & Tenant Law in Illinois

What are my rights when I. Invested into property on verbal agreement lease with option to buy. Landlord/sellar has failed to make effort to qualify to pass for occupancy permit and refuses to do so, property was due to be ready by Oct. 1, 2015. Money was invested as well into materials in labor to assist in bringing property to code with agreement cost would be credited to future payments towards purchase.what do I. Do from here?

You mean you didn't even sign an agreement regarding the investment? And what kind of investment??? Are you truly an investor with equity in the deal, or just a buyer? If you have any "investment" paperwork, you need to take it to an attorney and if you don't, Ms. Dockery is correct - have an attorney draft up what you need and get the 'Landlord/sellar' to sign it.
