Legal Question in Real Estate Law in Illinois
Apt. Lease Termination
I recently terminated my lease by providing 2 months notice to my landlord and completing all move out procedures, including paying rent since I have moved out. My lease does not address voluntary termination of the lease other than ways/reasons the landlord can terminate the lease for non-payment, etc. A sublessor has applied for my apt., but now they are making him prove additional income. What can I do? I feel that I have been more than cooperative in continuing to pay my rent and trying to find someone to sublet.
Thanks!

Re: Apt. Lease Termination
Unless the landlord is being unreasonable in determining whether or not the subtenant is financially resonsible there is nothing you can do. However, if he turns away a valid reliable tenant you could threath to stop paying rent. But Why Would A Landlord do this? Doesnt make sense to me. But you should let the landlord know you have your eye on him and his actions.

You can try finding your own sublessee. He cannot withhold permission unless it is reasonable and has a right to request additional financial info.
