What do I need to do to find a space for my fundraiser?

I am trying to orchestrate a series of fundraisers to support a Non Profit organization. What I would like it to rent a loft space in the city of Chicago to use as a music venue on several one day occasions. So what I would like to know is: 1.) How should I calculate the size of the space I need, what is the ratio of persons to square footage? 2.) What kind of zoning should I look for? There is going to be live music, lots of people, and possibly food and alcohol.
