Legal Question in Real Estate Law in Illinois

recently my mom died but before her death my aunt and her had and agreement that my aunt will purchase a home in her name but my mom will be responsible for the monthly mortgage payments.. since my moms death my aunt doesnt want anything to do with such property me and my siblings has been maintaining the monthly mortgage.. my aunt has also agreed to tranfer all documents into our name..is there any necessary papers need to be file at this time to assure the property will be legally ours.?....
