Legal Question in Real Estate Law in Illinois

I am being threatened with a mechanics lien on my house for refusing to pay 2 invoices for work done on my pool cover. The 2 incidents occurred 3 days apart and I feel that poor work on the first visit caused the second visit. I have offered to settle for about 2/3 of the total bill, but that is not okay with the service provider

If they won't settle you have a choice: let them lien you and you can then sue them to quiet title and remove the lien or wait til they sue you and you defend on the poor workmanship. Or, if you paid them any part of the bill already, you can sue them for the money back. You better put everything in writing now or you will have nothing to show if this goes to court. Take pictures, write letters confirming your conversations, suggest "without admission" your willingness to settle. Ask them why they think they're entitled to 100% too! But if you're liened, you will have a probable negative credit event and that could affect your ability to refinance the property if you need to. Good luck!
