Legal Question in Civil Litigation in India

I was gifted a land from my grandmother measuring 90 cents. On measuring the land i found that the extend was lesser than that of my document and my parent document. The shortage of 38 cents was occupied and enjoyed by the neighbour by planting coconut trees and constructed a building in a portion of the occupied land for years together. He also obtained a Patta for 38 cents during the UDR Re Survey in the year 1985. Today the extend in my document and the revenue land records differs to that extent.

Please explain the detailed procudere to take back my portion of the land.
