Legal Question in Landlord & Tenant Law in India

Post my fathers death, my mother is the owner of the property which was bought by my father in 1970 under pagdi system. The building is now sold by the landlord to a builder who is not paying any attention to the house. He was to redevelop the property but is not calling for meeting to gain consensus of all the tenants. The building is in dilapitaded state and needs quick repairing. Right now for the past 3 years my mother is not staying in the pagdi system house as there is lot of leakage problem and my mother is suffering from high BP and hence staying with me in my house. The landlord in between had called meeting for redevelopment which we as tenant are ready but now he has issued us a courts summons and asked to vacate property as we are not staying there for the past 6 months. Pl let me know what action as a tenant i can take against the landlord who has not been repairing the bldg and neither paying attention to the problems of the bldg
