Tenant remains a tenant and cannot become a landlord or owner. What is the rent you have been paying for 40 years ? Please check sanjay kalra and associates on the internet to know more about us and our legal services.
owner cannot throw you out. but he may demand rent as per prevailing rates, but if their advocate will be expert only then they will raise this point and increase rent else be cool.
For detailed consultation, you may send me your detailed documents.

As rent laws are state laws a local expert lawyer can guide you better.
