Legal Question in Landlord & Tenant Law in India

Sir/ Madam,

i have a huge commercial property of which i am a tenant at Mumbai. It was acquired by my grandfather. However, some goons occupied it now almost for over 40 years. A case had come up to pay rental and other dues on the property. What is the solution to aquire this property back. We have not dealt with this property for so many years.

You may have lost all rights by now, as they have acquired the same by force or coercion or against your will. So they can claim adverse possession. and limitation for you to initiate any action, is 12 years from your knowledge, here you are saying it is almost 40 years. Limitation wise, it is extremely bad case. One would need to see all documents before advising.
