Dear Sir / Madam,
(Thalassery. Kannur, Kerala)
It is precisely for this very reason of a tenant exceeding his rights and privileges that the old outdated tenancy laws or "pagdi" system was abolished in 1985; and the Agreement for Leave and License (ALL) came into being and took effect all over India thereafter.
Regards,
For claim of adverse possession, you may approach court with appropriate suit.
