Is it necessary to provide token money to builder for getting necessary document for searching the property before booking a flat?

Dear Sir / Madam,

If you are unable to obtain the necessary "title search" documents through any other means and resources, and if you do not wish to rely on the builder despite the builder showing you the documents, the builder is entitled to insist for token money for giving you all the documents, to safeguard against all and sundry asking for copies of the title to the property.
