Legal Question in Real Estate Law in Indiana

Ok so I showed a couple a a rental property and they liked it they did not want me to rent it or show it to anyone else. So the lady put a $300.00 deposit down on the property. I explained to her that I needed to check her applicant out and if everything was ok I would rent the property to her. Everything was ok so I told her we would rent the property to her. It took her two weeks to come into my office to sign the contract which was fine because she was recieving the property till then and when she did she found out we had a $100 late fee on rent. She refused to sign the contract and now wants her money back. What do I do????
