Legal Question in Real Estate Law in Indiana

I had sold my flat through agent, agreetment is done, before agreement he have me some payment . he told me he will submit his paper for approval of loan from sbi, but after agreement the persons is not in contact with me from last month, his phone is switch off, i want to cancel the agreement and sell my flat to other person what is the procedure, kindly help me.

Have a lawyer look at the agreement to answer this question. Also, make sure you are posted in the right forum (very few real estate sellers use the term "flat" for property, making me suspicious that this should not have been posted in a forum for Indiana, USA).
