Legal Question in Real Estate Law in Indiana

My son purchased a small home and done the closing september 30th, 2015. It was a rental at the time. He did not get a home inspection. Upon taking possession the renter told him that there were at least 3 floor joists in the front of the house that were rotted off and there was mold at that location. The realtor was notified and they said since it wa purchased as is, there was nothing they could do. They contacted the seller and he agreed to put up $2000.00 for structural repair. We cut out a section of the floor, and discovered that the entire underside of the structure is infested with heavy mold. And there are many structural beams that are cracked or rotted. Even on sections of the ground underneath. I personally don,t think the house can be made habitable, short of burning it down and starting over. Is there any way out of this agreement.

Your biggest problem is that you didn't do an inspection. Unless the problem is hidden, there may not be recourse. But if the problem could not be seen, you might have recission grounds.

In any case, you'll need the assistance of an attorney.
