Residential Rental Agreement

I have the above agreement signed by the landlord on 7/13/6. The term reads: duration is from 8/1/6 to & including 7/31/7. This Rental Agreement shall be automatically renewed month by month after the above duration if not terminated under the provisions as follows: Landlord may change the provisions or either party may terminate terms of this agreement by giving the other party 30 days written nootice prior to tohe expriation of any term. the written notices must be given prior to the 4th day of any month.

Landlord now wants me to sign my next year's lease by 6/30/7, making the month of July my 30 day notice if I don't sign. I think I should have until 7/31/7 to sign my next lease, making the month of August my 30 day notice period. WHO IS CORRECT?

Also, does the month by month statement listed in the term mean that I can stay on without executing a new lease after 7/31/7? I have issues with the new tenant in the lower 1/2 of this duplex & I need time to determine if I want to stay on. Additionally, do I have the right to expect their lease to be identical to mine; i.e., lawn upkeep, etc? Do I have the right to review the other tenants lease?

LL is giving you conditional notice that you are OUT on 7-31-07 unless you sign new lease.In other words, LL is right.Month to month only applies if NEITHER party gives notice. LL is giving you notice NOW for 7-31 move out (unless you sign new lease.)You have NO right to review others leases.
