Legal Question in Landlord & Tenant Law in Kansas
I am a homeowner living out of state. The people that rent our house did not ever pay a deposit and are $140 behind on rent. They have now ceased any contact with us. Since we are out of state and they technically do not have any lease, what can we do? Can we evict them without notice?

If the pellet is in Kansas, you can send them a Notice to move out upon receipt (sent with a return receipt) and then file a Petition fir unlawful detainer. Probably best to do it through an attorney, since you are out of state.
Good luck
