Legal Question in Landlord & Tenant Law in Kansas

I own a property in Blackwell Ok. I was doing a rent to own contact with the neighbor next door. He has called to pay the monthly payments and taxes. I live in another state now and decided to drive over and check The state of my property. The house is unlivable no electricity, gas, meters on the house. The roof is sunken in both front and back. I didn't dare enter the property due to looking in the Windows and seeing the floors tore up, entire walls of drywall missing. Insulation from the ceiling laying in piles in the living room. I didn't have the proper safety protection maskes, glasses etc.. I looked in the garage window and saw building material and a few small tools. This upset me so I waited for the neighbor to arrive home and talked with them and had them sign a 10 day notice to quit. Pay all remaing balances that are owed. My question is after the 10 days are up can I place locks on the doors and start making repairs to my property. I would more than consider the property abandon and the property left in the garage as abandon as well. Do I have the right to place a lean on the buyers current home they own till I get the money that is owed to me. As well as for the repairs that are going to be needed to be done before selling or renting out my home again? The items few items in the garage can I remove them sell or use them in repairing the home Or does the rent to own client get to remove the items?
