Breaking a Commercial Lease

I signed a commercial lease agreement. I requested to break the lease. The landlord advised that he would break the lease upon receiving 1 month rent. Am I entitled to get my deposit back if he did not state on the Termination of Contract letter that he would forfeit the deposit? Or is he automatically entitled to the deposit?
