Legal Question in Real Estate Law in Maryland

How can I get a grant or loan to fix up a house thats not in my name ? My mother pasted without a will in 1998. She owned her home free and clear. I have been living in the house for 8 years. I pay the taxes, insurance, water bill and ground rent. I have a brother and two sisters, that won't pay anything. I asked them to sign over thier rigths to the house, so that I can get a grant or loan to fix the house up. They said no. The house needs a lot of work. I need to get this house fixed for me and my 8 kids. How can I do this ?

You can't accomplish this without opening up an estate for your mother and trying to work out an arrangement to buy out your siblings' interest. Legally, each of you has a right to 1/4 of the property. If you can't reach an agreement with all of them, the estate will have to either sell the house or file a partition action to force a sale, but they will ultimately be entitled to their share of the proceeds.
