Unless your father is a joint owner with your mother on the deed of the home, you need to open an estate and have an administrator appointed to sign the deed and recover the funds for your mother's estate.

You also have to check the deed to the property being sold to determine what kind of interest your mother had. Was she a Tenant in Common or a Joint Tenant. The later may render any claim to the proceeds moot.

I suggest you contact an attorney and have the matter reviewed.

I'm sorry that you have lost your mother.

Unfortunately, there is not enough information here to provide you with any real actionable advice. Was the house in your mother's sole name at the time of her death? Does your mother have a will? Does the will leave the house to you?

It is unclear what you mean when you ask whether you have to make any changes. Changes to what?
