When you buy a house on land contract, do you have all rights to remodel and do as you wish with the property without consulting the land contract holder?

The Land Contract documents themselves govern this. Assuming though that they are silent, then the purchaser can make whatever changes they want and assume the risk one way or another. For example, if you default on the Land Contract and the seller forfeits the Land Contract they get to take possession of the property, keep all of the money paid so far by you and keep the improvements you made. If you make changes that are harmful to the subject property and the Land Contract is forfeited then you could be sued for "waste", which is a term that describes harming a property that you are in possession of.
