Lessor suing Construction Company

Contractor entered into a contract with the lessee without the authority of the lessor to make improvements to the roof of the lessor's property. Lessee did not pay and at the expiration of his lease, moved out of the property. The lessor/owner is without a roof because the contractor stopped working once he realized that the lessee was not paying. Does the lessor have a claim against the contractor for property damage?
