does new owner that acquired property from quit claim deed have to abide to the terms of a lease signed on the property before the quit claim deed

Generally, yes, the QCD conveys the title exactly as the grantor has it without any warranties of clear or unencumbered title. If there is a lease in effect, the lease goes with the deed.
