Legal Question in Wills and Trusts in Michigan

My husband of 5 years has cancer. We both have children from previous marriages.We were considering a will but I was thinking that wasn't nessesary. The house we live in is in my name. My appartment house has both our names. My husband only has vehicles that are solely in his name. If he were to sign them over to the designated beneficiary now would there be a need for for a will?

Why not just sign everything over now? He will own nothing if he dies. Then there is no need for probate.
