Re: both parents have died

Somebody will need to have authority to sign the documents. In order to get the authority, they will need power bestowed upon them by the court. Therefore, you will have to file a petition for probate of a simple estate and have a personal representative appointed so that the personal representative can then transfer the property via deed. There is no more simple manner. You probably will prefer to have an attorney, but it is not absolutely necessary. If you would like my assistance please do not hesitate to inquire.
