Legal Question in Landlord & Tenant Law in Minnesota

Rental Leases and Agreements

I have two months left on a two year lease. I have missed several days of work due to a medical condition and am unable to pay the full amount of my rent. The most I can do is give a weeks notice so that I am out by the end of November. What is the landlord likely to do? Can he file for an eviction if I have given a notice? What will show up on my credit history? Thanks.

Re: Rental Leases and Agreements

Email or FAX the LL immediately with your situation (documenting health issues etc.) and offer to pay for AD online or in newspaper. ALso put up sign and get the unit in ship shape to re-rent. You have 11 days to hustle and get it rented. IT CAN BE DONE.

If you make the effort and it still cannot be rented, the LL may be inclined to let you off the hook for Dec-Jan, but has NO OBLIGATION TO DO SO.
