quit claim deed

The neighbors want us to sign this deed and I do not understand why because the wording is the same as the on in our deed but they say they need it for a clear title because they are trying to sign their house.

Presumably they had an attorney or title company prepare the deed for a reason; have the person who prepared it send you a letter explaining what the deed is supposed to be doing, and have an independent attorney review the letter and the deed. You could ask your neighbors to reimburse you for a quick consult with an attorney to see what the legal effect of the deed may be.

Do not sign a deed without discussing it with a lawyer who represents your interests. The deed may be fine or it may be giving up some rights that you want to keep for yourselves or for whoever later buys your property.
