Legal Question in Wills and Trusts in Minnesota

I want to buy a piece of land in honor of my deceased sister and make a wildlife sanctuary, basically I want to buy about 40-80 acres and allow people to walk through it and enjoy nature and have a dedication to my sister at the entrance. I'm assuming I can setup an LLC or some other entity to do this but not sure which is the best way to go. I need to be able to raise funds and accept donations to buy the land and maintain the land. I'd like to make it so that the entity is able to carry on without me once I'm gone. Just looking for advice on how to start.

Although you could perhaps set up a non-profit to do this, you are sort of re-inventing the wheel. Why not talk to, for example, the Trust for Public Land (Minnesota State Office, 2610 University Avenue, Suite 300, St. Paul, MN 55114, (651) 917-2240) or the Minnesota Real Estate Foundation (101 7th Avenue S. #100, St. Cloud, MN 56301 l (320) 253-4380 (877) 253-4380).

Other possibilities are doing a conservation easement.
