land covenants
I have 4 acres of land and there are convanents attached to our deed that says that we can only have one dwelling on our property. We need to build a garage/guest house for my mom. I was wanting to know if we could get around this issue by attaching the structure to our house with something as simple as a breezeway.

The answer to this question is that it depends. It boils down to case law in the state of Mississippi with regard to exceptions to the covenants. Contact a real estate attorney in your jurisdiction who can assist you with this matter.

Whether you may build a "Mom's Suite" attached to your house will depend entirely up[on the zoning regulations in your municiopality or political subdivision (whether State, county, regional or municipal). Contact your Building Department and ask what, if any, restrictions apply to a one bedroom addition to your house. Don't specify that it's a Mom's Suite, merely an addition.
