If a Landlord makes a 17 year old sign a lease; is that 17 lease even legally binding?

Generally, one must be eighteen years old before they can be bound to a contract. There are exceptions for certain "life neccesities" matters. Shelter is often one of them. It is no uncommon for a seventeen year old to be bound by a lease that they execute when they are seventeen, but still reside and pay rent under after they turn eighteen.
