Legal Question in Wills and Trusts in Missouri

Establish residency

My father and stepmother had a trust agreement on two pieces of property. One is a farm that he designated would go to me and my brother, and the other is a house that would go to her side of the family. (Close to equal value) He passed away 3 years ago, and my brother and I want to start improving the farm with some buildings and eventually retire on the farm.

What do I need to do to establish a residence there, and improve the property without loosing everything in a battle with her side of the family. They have already sold the house and re-invested in a condo for her. No problem on my part. I do not ever intend to sell the farm, and would do nothing to detract from it's value.

How do we protect ourselves and any investments we make?

I have been taking care of the farm for the last 6 years by myself and would like to begin taking some of the expense off my taxes.
