Legal Question in Real Estate Law in New Jersey

$30+K for other house's siding replacement

There are 250 houses total and about 130 houses need some work on the stuco siding. The master deed stated that siding replacement is homeowner's responsibiliy and siding repair is the association's responsibility. My condo is requesting every house to pay $30+K to cover the expense. My house does not need any work. They claim that they will put a lien on my house if I don't pay the amount. There was no timeline or financial details of the work.

Bob is correct and so is your intuition. Although many, many things can change the way the law applies to a fact pattern such as the one you have described, it certainly seems that something is wrong here. Don't feel pressured into doing anything until you fully understand the situation and your rights. Liens are vehicles to secure payment. They can come off too and there may be damages for slander of title if a lien is applied inappropriately. So, don't let the threat of a lien cause you to do something not required.

Considering the amount involved, it is appropriate for you to consult with a lawyer who can get more facts and advise you on your rights and the best course of action. My firm handles matters of this type and would be able to help you especially if you are nearby. If you are not in south Jersey, you may want to look for a firm that is closer to you.

you have to go see a lawyer. this is a ton of money, and it is not clear from what you said as to what is going on.

and why in God's name would it cost...almost $60,000 to do siding? i had a big house done for $5000 couple years ago. that is crazy.

good luck to you. not a nice situation.
