Legal Question in Real Estate Law in New Jersey

My father was told he has to get 2 land appraisals for the courts, when the time comes for property that is owned by his uncle and himself to be sold. I really dont agree with this, perhaps I can get an explaination why this is. When I contact appraisal companies they ask the same question. If and when the first appraisal would be challenged in the courts , couldnt we work from there?

You will spend more money challenging the appraisals in court than it will costs to get the done. Two approisals are better than one anyway... they eliminate arguments about one appraiser being biased, prejudiced, or just plain off his rocker. Your choice.

Who told this to your father? Sometimes courts will accept comprables from realtors.
