Legal Question in Real Estate Law in New Jersey
We purchased a property where a previous owner had installed a shed entirely on the neighbors property. The shed was used to smoke beef and has its own 40-amp sub-panel from our house electrical panel (run underground) and water coming from our house (also underground). We asked the neighbor if she (91 year old woman) would be interested in providing an easment for compensation. She declined via a letter from her attorney and is not interested (for any amount of $). What rights/options if any do we have? The neighbor was aware that the shed was built on her property and said she was not happy with it (when it occurred), but apparently did nothing to stop it. The shed has been there for at least 10 years. We are in NJ. Can we force her to have it disconnected from our electrical panel?
