Legal Question in Elder Law in New York

My Father deeded the house over to his kids with life time use for my mother.

My Father deeded the house over to his kids with life time use for my mother, she is now in the nursing home. We are selling the property. How much does my mom get to go to the nursing home. What percent of what amount do we have to give to my mom for the nursing home. Can this be revoked?

Good question, but a real tough one. Lots of factors to consider. Unfortunately, we can't address this type of question in this forum. You'll have to see a lawyer in person to solve this problem.

Good luck.

Without further investigation and details it appears that your father created a life estate in the house to your mom. In other words she had the use of the house for the rest of her life but did not own it, the ownership of the house was in the kids.

There remain a lot of issues, since you are acquiring the house before the estate would cease, therefore you should speak with a lawyer regarding the compensation to be paid to mom.
