E2 Visa for Iranian Citizen located in Iran

I am an iranian citizen and I am interested applying for E2 Visa in the US. I have about $200000 to invest and I like to buy either an existing business or start a new business from beginning. I dont have enough money to do greencard investment. I would like to know if this is still possible with iran. I have seen on immigration websites that there is treaty with Iran but now due to political situation and sanctions I don't know if I would be able to get an E2 visa. Can someone help me please? Would I be able to get an E2 visa given the current political situation. I am currently in Iran

E-2 visas are still available to those Iranian citizens (as opposed to E-1 visas which are not) who otherwise qualify for this non-immigrant visa category. The U.S. Embassies in Ankara and Abu Dhabi are usually where consular processing of E-2 visas for Iranians takes place. The key is to have as much documentation to show that either a new business in the U.S. is about to be launched or an existing U.S. business is about to be acquired. A general intention to invest is not sufficient, and some capital must be either invested or put at risk with most preparatory steps (U.S. company formed and capitalized, office/warehouse/factory rented, staff hired, preliminary contracts signed, etc.) already taken.
