eviction of ten.failure to pay rent
if we do not have a lease do we need a Notice to quit and can we take these people to small clais court for the balance due?

A Notice to Vacate mus be prepared and served upon the tenant. NY State has very strict guidelines that must be adhered to perfectly or it can create substantial problems and unecessary delays in processing the eviction. It is highly advisable to retain an attorney that specializes in landlord tenant matters.
