Legal Question in Personal Injury in New York
I have a tennant who came home after drinking and tripped over her sons scooter. Her injury is pretty bad. Broken tib and fib. The day if the injury I had many children over for a yard sale and they were all playing with the scoters and bikes. She left early for a party. At the end of the day I told my children to return her children's things to her side of the yard. I didn't check. They left the scooter in the alley leaning on the fence. She came home very late and drunk and fell. I accept responsibility but my question is what is the right thing to do? She's out if work(worked off the books) and cannot pay rent. Her only income is child support. I really like her she's a great person but what's my responsibility at this point?

Assuming you have liability insurance coverage for your premises, you should immediately report this to your insurance company and they will handle everything for you.
Try to come to agreement with her regarding free rent if you have no liability insurance.
