landlord refuses to change name on lease

the previous tenant has been gone

for 5 years and we have been living

in this please wityhout a lease in our

name for a very long time. i keep

trying to get him to write one up for

us...but he keeps putting it off. is

there some type of lwa against this

There is no law that requires a lease. You are deemed a month to month tenant.
