quick claim deeds

i signed a quick claim deed for my house around 9 years ago. the deed was never filed and the people have had over 30 late morgage payments. when i signed it they verbaly agreed to keep up the mortgage untill the got a morgage of there own in a year or so and that was like 9 years ago. they have not kept to what they agreed to is that a breach of a vebal contract? what are my options?

More information is needed. Did you receive money for the transaction? Why was the deed never filed? Is the deed being held in escrow?
