Legal Question in Real Estate Law in New York

I have recently inherited property in Brooklyn, NY. I want to sell the property, but it has 2 DOB violations against it: one is V2014/1224 MANSFIEL -031067, the other is V 5162 BOYLEVIOLRE-120742. Am I respnsible to correct the defects? These violations have existed for over 30 yrs. and no actions or fines have been accessed ever. The date of the violation does not even appear in the citation. Can I have the violation dismissed?

Normally, NYC DOB does not accept satisfaction of a violation until proof is given that the problem is corrected. You should contact the DOB to determine how the violations may be removed.

To specifically answer your questions:

Am I respnsible to correct the defects? Yes. You inherited the property.

Can I have the violation dismissed? Yes. As I stated above, you should contact the DOB to receive information on how to remove the violation. However, if you want you may also contact my office for more information.

Mike.
