Legal Question in Real Estate Law in North Carolina

my parents signed a deed over to me on march 7, 1988 but could not be filed because the was a lean against it. It could not filed until the lean cleared. After the lean cleared, my mom signed the deed over to her boyfriend and theirs was filed before we could file mine. Who has the right to the deed, myself or her boyfriend. Mine was prepared first and signed by her first.
