buyer backing out on purchase contract

Buyer of my house is trying to back out of purchase contract. There are no outstanding contingencies, financing is ok, clean title, etc. What is it called when a buyer breaches a real estate contract and I sue them to try to make them buy it. thanks, jb

Dear Seller: You may bring an action (lawsuit) for Specific Performance, which requires your buyer to perform and complete the transaction. In order to avoid any potential repercussions, or "get even" actions by the purchaser(s) against you, after the tranfer and recording, for failure to disclose some minor defect, please be certain to issue the Seller's Disclosure Statement, with full disclosure of all defects known to you, and have the Purchaser(s) acknowledge receiving it.
