Possession of real estate after closing

we are buying a home, no real estate agent, we are neighbors, seller has been out of home for over a month but hasn't moved everything, closing is May 30th. We didn't put possession date on contract because they had already moved. Stuff left in house is in attic and garage, basically they are using the house for storage. I asked the other day when we got possesion and she said she legally had 30 days after closing. I don't want to cause problems but we need to take possession at closing. Have no problem of them leaving stuff in the garage for a few weeks while we move. They aren't trying to get stuff out, work a half a day every week or two. What can we do, don't want to get mean since we are neighbors. Do we have to give them 30 days ? Can we charge them rent ?

Unless your contract provides otherwise, when you become the owner at the recording of the deed to you, you are entitled to possession. There is no requirement that you give the seller 30 days to move. You can offer a rental arrangement if you wish.
