Legal Question in Real Estate Law in Ohio
Quit Claim filled out and signed but never filed, now what?
I bought a house together with my girlfriend and it is in both of our names. We split up. Can she take out a loan against the equity we have in the house without my signature?
She had a quit claim made up and signed her portion of the house over to me. She offered to have it filed for me and never did. I have a copy of the quit claim that was also notorized at the time. I'm now out of state, can I file my copy of the quit claim to get her name off the house somehow through the mail? What do I do?

You will not be able to do it through the mail. It has to be done in person by someone. You might want to contact a title company. They have people at the county administration building every day who could do it for you. If you would like, you can call my office, and we can discuss filing it on your behalf. 216.241.2500
