real bad tenants
ok i have rented a house to this couple and they will not let me in the property to fix things they have broke. they have 6 other people living with them and i cant get them out. if i go on the property the lady comes and and threats to beat me up if i dont get off her property. cause she said i have no right to be there or to say who can live there. is it legal for me to evited them since i have signed a paper renting the house to them? and these people have had their gas and everthing turned off and i am afraid that might mess my pipes up. they house has really been destroyed since they have move in cause i cant go in and fix anything. they have broken windows out of the house infront of me just because i came down cause they have had the cops called down there alot. and the reason they wont let me in anymore is i went there once to fix the furance and seen drugs on the table and told them they couldnt do that in my house and she said that for me to get out and never come back cause i cant tell them they cant do drugs there cause they pay their rent. what can i do?

I see that you are from St. Marys, Ohio. I grew up in St. Marys. I graduated from Memorial in 1989.
It sounds like you have some terrible tenants on your hands. Do you have a written lease? If so, what does the lease provide for in reference the damage to the property, and the illegal activities? Are they paying their rent on time? Any one of the items you described would be sufficient to evict these people. Check to see if there is a legal supply store in the area. You may need to go to Lima. What you want to get is an Eviction Kit. It will contain the forms and instructions you need. Before you do that, check with the Municipal Court there in St. Marys. Tell them you have a �housing matter,� and you need to file an action for �Forcible Entry and Detainer.� The court personnel will not be able to help you with filing the action, but they may point you in the right direction to find the necessary forms and instructions.
