transfer real estate to son

I want to transfer a house to my son. no charge. there are no mortgages or liens. must I engage an attorney? how do I proceed?

It is very easy to do, but is it a good idea? If it will be his residence, it may be appropriate. If not, there are several ramifications to consider, including taxes when he sells.

You should consult an attorney, who will prepare a deed for you or advise you why to consider other options. The cost of a deed is normally less than $100.
