Legal Question in Landlord & Tenant Law in Pennsylvania
We have a year's lease on a townhome. Our landlord sent us a lease addendum that changes the original lease in regards to a pet deposit (before refundable - now non refundable). The letter stated that not signing the new addendum may put us in violation of our lease agreement. Are we required to sign the new addendum? If we do not sign it, do we have the right to finish out our current lease without penalty?

It doesn't sound like something that you would be required to sign, but a complete review of your lease would confirm that. I would ask the landlord to cite that portion of your present lease that you would be violating. If he/she can't, then the threat is just puffing. Yes, you should be able to finish out your current lease . . . but you can bet your bottom dollar that any lease renewal will have the present term changed! Best of luck to you.
