My Aunt would like to sell her house, the person who wants to purchase the home and property has stated that after the sale that my Aunt could live in the house free of charge for as long as she would like or she decides she wants to move.
My question is what type of contract would need to be created in order to make this legal and binding so that she would be able to stay there without issue?

The Agreement of Sale / Contract has to clearly state this condition, and the Deed delivered at settlement must have language in it making clear that your Aunt has that right.
