Legal Question in Real Estate Law in Pennsylvania

I am looking to relocate, but I own a home. It has been on the market for over a year, and only 1 couple has looked at it. I have lowered the price several times, and it's currently price very close to what I owe. What are my options??

You can consider a "short sale" where the home sells for less than what you owe on the mortgage. You would need to negotiate the terms of the sale with your lender prior to listing it with a realtor so that you ensure that a deficiency judgment will not be sought by the bank after sale and that the bank agrees to take whatever is netted out after all expenses of sale (including realtor's commissions) as a final settlement for the loan.
